Is my investment safe: - are bank guarantees in place?

The St Lucia Resort has no encumbrances , mortgages or loans on either
the land or
the building costs.  It is all funded by the developer’s personal cash,
(which can be researched on the internet), together with the investor’s 30% deposits. 

Bank guarantees are only used, if the land or the build are funded by banks. This
can be a big risk with loans and charges on the land and building.  The World
Development in Dubai is not even built and the developers owe billion to the banks.

In Spain today, there are thousands of court claims (which can take 4 or 5 years
to settle), where the banks who have issued bank guarantees, are refusing to refund
the deposits paid.

You are investing in a financially sound and safe project, that is part of an existing
portfolio, which can be easily researched. One 5 star Resort has already been completed,
on the Island of St Vincent in the Caribbean. This is a Hotel lease back, Beach Front 5* Resort,
which offers high capital growth and high income returns.

All funds are held in a solicitors account. All the Caribbean
governments
involved, back the developer unreservedly.  They and the St Lucia
& St Vincent Prime Ministers
came to England in June 2009, to support the developer,
at the 2 day launch in the exclusive Grove Hotel in Watford.

Who is endorsing St Lucia by being a partner?

Some very famous world renowned prestige organisations are partners :

The world golf Legend Gary Player, is designing the golf course.  He has such a
regard for the project, he is designing and building his own Signature
Gary
Player Golf Club House, plus a Gary Player hotel and villas and apartments
alongside the golf course.

World champion tennis player Pat Cash feels privileged to take on the tennis academy
and a Pat Cash Hotel and Properties are to be designed and built.

The Football academy is being run by the world famous Liverpool Football Club.

Andy Townsend, the football commentator and radio presenter, is also involved.

The Resort Hotel is going to be managed by the world renowned Oasis Group,
who average a 96% hotel occupancy rate in the Caribbean.  They also own Spain’s
2nd largest airline Air Europa & own 2,000 world wide travel agents.

World renowned high end "Espa", luxury spa and well being experts, will be running
the 20,000 square feet health and well being suites on the Resort.

Exclusive Trader Vics latin theme bar / restaurants. There is only one, in the U.K. in
London’s Park Lane Hilton.  The developer, has been given, the exclusive rights
to Trader Vics in the Caribbean.

How do I invest?

You simply pay £1,000 deposit, to reserve the current price
(there are at least 4 price rises every year) and also reserve the best
plot available. You then raise a loan / re mortgage for 30% of the purchase
price. There is nothing else for you to pay.

SIPP Pension Fund Transfer Option: (self invested pension plan)

You simply transfer any existing pension fund into a SIPP which allows
you to achieve much greater fund growth and income.  This gives you more
control over you pension
fund by allowing you to buy and sell within the fund.
 A minimum fund of 30% of purchase price is needed, as above.

How is my mortgage arranged?

The developer arranges a final mortgage
(plan A), on completion for all investors
, on the Resort.
He also has (plan B), by using the total unencumbered Resort as security,
to arrange a very low loan to value percentage
commercial mortgage at a cheaper interest rate.He then will have an
agreement with all the investor / owners, to deduct this mortgage payment
from the hotel rental income.

What do I get on completion?

Large capital growth on the freehold investment and then 10% guaranteed
rental income for 1,2 or more years
which more than covers the mortgage, insurance
and service charge.  You get 30 days free holiday usage, you can still have the 10% guaranteed
rental income if you wish
and discounts
on facilities

What do I get 1,2 or 3 years after completion?

You get very large capital growth on the freehold investment and a 50% share
of the Hotel’s rental income
and could be sufficient to purchase
the whole investment in only 4 years. You can still have the 10% guaranteed rental
income if you wish. You get 30 days free holiday usage per year and discounts
on facilities
.

How do I re-sell or flip (early exit option)?

The developer can market all re-sales or early exit option sales
These are popular for people wanting a shorter possession time.

All resorts will have a real estate agency in their hotels listing all of the
various Resorts’ re-sales.  Re-sales are also listed on the developer’s
website
and circulated to all of the world wide sales outlets
There is a normal agency fee for re-sales.

Why is the rental income so high?

Because, unlike other developers, the developer stays on the resort to
run all the facilities, food and beverage, casino etc. and shares the
hotel revenue 50 / 50 with all investors / buyers
.

Why is the capital growth so high?

Because: For early investors, the purchase price is very low compared
to lesser properties and resorts.  A 2 bed apartment in The Landings,
a lesser resort in St Lucia, was marketed for $1.8 million. 
Compare this to a Marquis Resort 2 bed wrap apartment for sale
from £235,000 to £255,000.

It’s the new no.1 in the Caribbean
The developer achieves capital growth on all of the Resort and Facilities
,
less the investors / buyers freehold properties,
unlike other developers who make profits from higher selling prices. 
These are vital reasons for the developer to complete any resort. 
Your interests are exactly the same as the developer’s.

Is my property time share?

No.  It is freehold and you own 100% of it.  It is leased back to the hotel
to secure large rental income (50% of hotel room income) for you
(96% average occupation in the Caribbean via Oasis Hotels).

How often can I holiday in my freehold investment ?

You get 30 days per year free holiday usage of the property,
or you can trade up to a larger property, for holidays on a pro rata basis,
or have a 2 venue holiday to include another island with a sister Resort.
